What is a reasonable price..... need help here.

I ask myself in these deals. If I buy it, could I flip for roughly the same money without too much risk? And what am I going to have into this thing a couple of years down the road.
Seems to me at that price, there is considerable risk of getting "upside down" financially. Been there done that, painful.

What do you think it's worth and what do you think it will sell for. I spent 5 hours going over it. Paperwork is all legit, but overall, it's not as nice as described.  Engine will need overhaul.  There were years it flew 3 hours or less.
 
Full annual inspection and cylinder visual inspection in order. A plane that flies more and is regularly maintained is worth more in my view.

He has it priced high because of low times, but that engine has been sitting around for 38 years doing nothing except for an average of 19 hours per year. I wonder how long since the late owner flew it. My Bonanza experience suggests that it'll need an overhaul as soon as someone starts flying it. OTOH, sometimes you luck out.

If I were looking to buy this one, I'd price it as if it were run out.

What is an original 1979 180K, 720TT, NDH in excellent condition worth ?  Original engine, several areas with light touch up paint, always hangared and basically the way it was delivered.  
It's priced at $170,000 and on Barnstormers.  What do you think it's worth and what do you think it will sell for.
I'm in the market for one like this one, but could not come to a mutually agreeable sale price.
I appreciate your perspective.
